We often think about the closing costs for purchasing a home, and forget about the closing costs when selling a home.
The guidelines below will prepare you for your sale:
1. Mortgage buy out penalty - cost is variable, so check with your current lender
- due at time of closing
2. Fuel Oil adjustments - ( if applicable) - anywhere from $400-$500 reimbursed by buyer to you at the time of closing.
3. Legal Fees - variable upon lawyer - do not forget about the Migration if you have not done that process yet.

4. Real Estate Fee - this would be your biggest expense - this varies depending on the listing agreement
- due at the time of closing, usually your lawyer will handle that for you.
Please Note: Fees may vary for fuel costs, oil constantly changes - legal fees vary , Nova Scotia land migration will also vary and is necessary in order to sell your home.
