Got your attention, good!
People always ask what will I do to fulfill their real estate needs and wants. As this is a very good question to ask, and all of you should be asking your Realtor this question, you should be asking many other Q. as well, or OBSERVE them. Here is a scenerio-
"My partner and I bought a home together 3 years ago, and this was the first time for both of us. We had a Realtor that drove a sports car and wore 4 inch heals in the middle of winter and tonnes of snow on the ground. Furthur more she didn't give a *** about us and as excited as we were to buy, she allowed us to buy after seeing 3 houses, and she didn't suggest for us to keep looking because she just wanted money. Also, we find out later that this house we bought sat around for a long time , went through 2 builders and the attic space was infested with pigeons that the builder had to fumigate to rid the pests. We wish we had found Denise!!! Of the people she has helped they all speak of how in tune she is and that she cares about their needs- she even goes as far to push people away form the more expensive houses to buy a cheaper one if she thinks it is more suitable for her clients........and in all cases she is correct!!!!!!!!! We will use her when we sell and we suggest you do the same, if you buy or sell, or both."

Now that you have decided to purchase a new home , what about your mortgage? Whether you are a home owner or a first timer, here is a few points to think about.
First time buyer
Are you pre-approved? Do you know how much you can afford? Do you have enough money for closing costs? Do you have 5% down payment or 25% down payment - the difference can save you thousands of $$$ ? Should you see your bank or Mortgage broker, what is the HUGE difference? These are major and extremely important!!!
Repeat buyer
When is my maturity date for my mortgage? Well there be a penalty for selling before my maturity date, and if so, how much? Is it worth selling sooner rather than later to save money? Can I roll over my existing mortgage? Should I choose variable over fixed if I plan to sell every few years, or flip? How do I know if I have to pay HST if I want to re-sell often?

You can feel it in the air, spring is coming fast. Buyers are out in full force and many new listings are happening every day. The market is off to a great start.
Many people often think about a move, but believe it or not, do not have an idea where they want to go, what style of home they are looking for, and many other concerning questions. This is where I come in. Here is what I will do to help:
- Make an appointment with you. Get to know what you want, what you are looking for , and what you need to make a new home.
- Once we have figured out where you might like to live, I will book appointments and set up viewings. Sometimes you will not know what area you like until you drive around.
I believe that there is no limit to finding the home for you. If I show you 10 houses, I will not make you pick out of that number, that is rediculous!! I want you to be comfortable and happy with your choice, so if that takes a little more time, than so be it.

I need to share my cold thoughts. It turned extremely cold, bitter in fact, so quickly it feels like my brain is cold. Minus 30 degree weather is unusual for the HRM area. I feel for our prairie cousins!!
